I know exactly what you mean about working with friends going bad. I have meeting setup tomorrow morning with another contractor.

I'm in the Cincinnati area. About 3 hours south of Toledo. Although I did go to college at the Univ. of Toledo!

correct. Most of this budget is materials only. I will be doing most of the work.

My GC buddy gave me a tear off price as well.

I have a worst case and best case scenario budget. The budget 1 posted is closer to the best case scenario and what I'm targeting. But I do have room in the budget to go higher if necessary.

@Andy Luick I appreciate the info on the mold and Microban. I'm not taking it lightly as I know it's serious stuff. I'm pretty anal about everything I do, so it will get taken care of correctly.

Unfortunately there just isn't enough room in the house to make a 2nd bathroom. A big plus is its in a GREAT school district though and this is an entry level price for the neighborhood/school district.

@scott k. The roof and soffit is still out for discussion. I haven't made a decision on how to proceed yet. The last contractor I spoke to wanted to do a tear off and gave me a number of $600 more to do so. But he hasn't seen the house yet to provide a bid. He also said it would be more cost effective to just repair the sections of soffit/fascia that are rotted instead of replacing.

The layover vs tear off bid difference I got from the 1st contractor was like $2k more.

hey @Dustan Marshall I see you're from Hamilton....I'm over in West Chester. I have a good friend who lives in Hamilton and owns 1 of those buy here, pay here car lots on RT4.

Did you mean to say rehab?? Where was it at? I've been looking at 4 -6 family apt complexes to buy after this rehab and see Hamilton has a lot. But I know there are a lot of low income sketchy areas there.....

new update. Received an email from my lender and we are good to go. So going to try to set up the closing for late next week.....already a week ahead of schedule! Woo!

I also spoke with a couple other contractor about the roof. They are coming to look at it in the next couple days to get me bids. The last contractor I spoke to seemed to have his sh*t together when we spoke on the phone. I also really stressed the importance of this being a FLIP and needed a reasonable cost. Hopefully he picked up on that! Haha

I'm pretty sure I'm set on these cabinets and countertop. Thoughts??

My best friend is my insurance agent, so I have a little loyalty and didn't really look around. For my 1st rehab property, I am using American Modern Insurance Group. I'm paying $116/mo. I have a $1000 deductible and here are my coverages.

Where are your rental properties at in Cincinnati? I'm thinking about buying in Clifton, which is student rentals for Univ. of Cincinnati. I know there's a lot of hassle with those types of properties, but there's a lot of $$ to be made too!

here is my total budget I put together when getting everything together. The numbers in red are actual values where I already have a bid on stuff. Everything else is still an estimate. The 1 item that I think is high is flooring....I only plan to replace the floor in the kitchen and bathroom. I plan to refinish the hardwood flooring in the living room and bedrooms. My father-in-law has refinished floors a few times and said he'd help me.

But the flooring being high is going to offset the back door and possibly the windows. The back door is weird and i'm afraid i'm going to need to replace it. Also the windows have been changed but i'm guessing they're 10+ years old....may be able to just clean them up and put new seals in....
