@Darrin Carey  I agree.  Definitely feel like the number of available distressed properties has significantly dropped in the last year.  I have called a couple bandit signs I've seen. That's how I got in touch with the first wholesaler that's cash only. 

There have been a few properties that I like but I shy'd away from them because they have foundation issues.  If I had a good foundation repair company that I trusted, I might be a little more inclined to look at those harder.   Seems like the few I've talked with are just sleeze-bag contractors. 

Don't have the time or desire to do the wholesaling thing.   My realtor has no issue putting in more offers. He knows it's a numbers game and understands it's a lot of work for fairly minimal reward on his part.

Looking for properties to fix and flip in the Cincinnati area.  I'm on the north side of town and would prefer that area, but will branch out if the deal is right.

I have bank financing already in place for up to $200K properties.  Not an issue that properties are distressed.

I purchased my first property to flip back in February.  Search for my success story to see how it worked out! (hint: I want to do more!)

For the last 2-1/2 months I've been trying to find my next property to flip. I have a good RE agent that is knowledgeable on investment properties but we are really only searching the MLS. We've bid on probably 10 properties, which all went to multiple offers and we always get outbid. We pull comps, have a good idea of rehab costs and go in with an offer where the numbers give about $20k profit.

For the last week or so, I've been Googling Cincinnati wholesalers and have contacted about 5 or 6 people in the area so far.  Most went to voicemail and I haven't heard back.  The 1 I did get in touch with said he will keep me on his buyers list and will give me a call when he has something.  Another wholesaler I spoke to a few weeks ago is looking for cash only buyers, but I'm not to that point quite yet.

Just looking for suggestions on other avenues I can try or if there are any people here that have contacts.

@Joseph Jackson Welcome from another Cincy native!

Last summer I randomly paired up to play golf with a guy that owns UC rental properties and also does property management for other people.  I think he said he had 4 properties and was managing 6 other properties.  I can pass his info on to you if you're interested in talking with him.

I don't have a lot more details than what I provided.  His properties are in the $200k range and rents for ~$2500/mo.

@Sean Mills  my boss owns 3 duplexes in Oakley. They cash flow pretty well.  He likes a 3bd and 2bd duplex setup.  He's not a fan of 1bd because the turnover is too high. 

His renters are 20-somethings with degrees that work downtown, making decent 1st job money and looking for place to stay in an area close to all the Cincy nightlife.

I think Winton Woods is a C neighborhood as well.
