Dear fellow investors,

I have a draft of the Texas Series LLC Operating Agreement on hand. At the moment, I need to make sure it contains correct language regarding the liabilities of separate series. I would really appreciate if any of you could share an existing operating agreement with me (without any confidential information, of course) - that would be more than fantastic!

Please do not "advise" me to hire an attorney to do all the work as, in my opinion, it defeats the entire purpose of the Series LLC as a low-cost vehicle for a rental RE portfolio.

Glad to connect with the local investors! I have 10 rental units in Evansville (all owned free and clear), and physically reside in Texas. The cashflow is good. I was wondering if you know a local bank in Indiana offering a HELOC on rental properties. I knew that Wells Fargo did that nationwide, but not anymore. Any information would help!

I'm planning to purchase a SF home in Evansville, IN that will require a substantial rehab. I was wondering if any of the forum members could recommend contractors they tried and whose work they liked. I live in Texas, but my properties in Indiana are managed by a local property manager. Please let me know if there is a similar discussion on this forum that I could have missed. Can I do PPA using the tax assessed values? I didn't do the appraisals of the properties.

I am looking at the tax assessments and comps and see that the total purchase price is well below the sum of the approximate market prices (I'm buying it off the market). I'm not doing the appraisals, because I'm buying it for cash, no lender is involved. Even if I did, how is the appraisal related to the purchase price?
