Hi George,

If I were a lender, I would want to see the person who signed the mortgage to be on the title. If they default, how would I go after their assets (the property)? Why do you want them not to be on the title?

If you contributed 100% of downpayment and handle everything on your own (also, pay for everything down the road), then you are entitled to 100% of profits and I don't think your parents should even mention this project in their tax returns.

I own a dozen of units in Evansville. The market is very hot there at the moment. Properties with a good cashflow disappear from the market within hours of being listed. Basically, the entire inventory of good houses was bought up during the summer, so now everyone becomes competitive. What I see at the moment is occasional multiple listings from the same owners, probably older landlords selling out their portfolios, but at a double price (comparing to year ago). Still good when compared to NYC yields though ;) I just slowed down with purchasing and decided to focus more on improving what I recently bought (so many houses have deferred maintenance there!).

This is a slight off-topic, but I used VanEd online classes for my Texas RE agent exam. I passed the exam, but I really do not recommend VanEd, I do not even know how they still get the TREC endorsement. There is a lot of wrong/misleading factual information there, and you would also need to know a lot of material beyond what they provide.

I have 9 occupied units. Throughout these months, only one tenant delayed the payment so far and it seems the delay is caused by the government. Another tenant paid 2 months in advance! Amazing tenants, I'm very grateful to them.

Fannie Mae Homestyle loan doesn't work for a multi-unit rental, but it does for a multi-unit primary residence, so it could be a good choice. Did it work out at the end of the day?

Another naive idea, let me know if it is stupid: if the purchase price is well below ARV, can one simply shut the unlivable units and appraise only the livable one, as if it was a SF home?
