BP,

Has anyone on here created a business plan for their wholesaling business? If so, would you mind sharing it? I want to see what it looks like.

@Fe Kelly 1)Have you thought about keeping the house and flipping it yourself?

2) Do you have a mentor? If so what do they think? (I'm not convinced your valuation is off)

Based on what I've heard, Zillow estimates are very liberal.

That's interesting, it was my impression the FSBO sellers are typically a little more stingy with the price so it's harder to get a deal from them. Is that off base?

 I'm not sure if bandit signs are illegal in St. Charles but I will check. I'm definitely doing it as a business.

BP,

So I have come to the realization that I am going to have to do some kind of mail marketing campaign in order to start up my wholesale business. Originally I wanted to "drive for dollars" to get my first few deals but I've found that this doesn't seem like a very efficient use of time (I've found 1 possible lead in about 3 hours of D&D).

Other than mailer costs what other kinds of costs am I looking at to launch the business the right way. I figure I am going to need a phone line, website, a budget for SEO, business cards, and a BP Pro account. 

Is there anything else I am missing?
