Thank you all for taking the time to respond- that's why this community is so great!  I see I am not really out of line with the fees.  I was getting a little anxious because we had someone see it yesterday (it's still not officially listed for rent- they were referred to us) and they said they LOVE it and want to get in by March 1st.  So we sent them the link to apply but still have not seen that they submitted an application (per the Cozy) so I was getting anxious and wondering what the issue could be.  It could be just that's it's been less than 24 hours :)  but I was also thinking the screening fee was high. 

But I will just let it go and if they apply great and if not then we'll list it as planned.

Hi BP community I'm looking for your opinions on tenant screening fees for credit and background checks.

We have a SFH for rent and were going to do the screening process through Cozy.co since it seems really easy for both parties--but they charge the prospective tenants $40 per person.  So for a couple it would be $80.  That seems like a lot of money to me-- the community our rentals are in is a small working class community where people don't have a lot of disposable income (Adrian MI). 

So I am wondering for those in similar communities, what does your screening process look like?  Do you use a website? In your opinion is $80 a lot of money for a couple of background checks & credit reports? 

I don't want to scare away a potential great renter just because of the application process-- but don't want to get a terrible renter because I skimped on the process either.

we will make a photocopy of the cash and have the tenant sign it as a part of the receipt.

Not sure about the police part but maybe just better screening ahead of time would help... the cane corso should have never been allowed to live at your property.

@Mark Fries, thanks,  I missed your response to Dustin earlier where you spelled it out really well.  Seems like a pretty simple strategy and I appreciate you breaking it down!

I really like clay figurine from sherwin William's ace hardware line. Its beige with grey undertones so it looks great with everything. I've used it in a couple live in flips and most recently in a newly purchased rental and its looked great in all of them.

I would love to hear more on the details of HOW you present deals to private investors when you have a good deal on a property you want to buy and hold.  What do you say? How do you structure how much each person will get?

This is my first post/question so I hope you all on BP can give me some help with your opinions!

My husband and I recently purchased a single family rental home that we are fixing up a little prior to renting.  The home has a garage that is not entirely desirable-- it needs a new roof and some foundation work- plus there is no way to actually park a car in it. There is really not a lot of room to park more than one car anywhere on the property, but 2 cars will fit in the driveway next to the house, it's just a little awkward.

My husband would like to demolish the garage and just have a concrete pad for parking where the garage was-- with reasons being that the garage is not usable for a car, the concrete pad would provide better parking than the driveway and renters like to fill garages with junk and then when they leave it's a mess to clean up . 

I would like to keep the garage -- with reasons being that the renter will need to store some things like a lawnmower or tools in it, it is more marketable with a garage both for rent and sale, and taking something like a garage away would devalue the property.

So BP-- what do you all think?  Keep or remove?  The cost to fix up or demolish is the same-- about $3000.
