I did this once and wouldn't do it again. We got less than we listed it at and I will always wonder if the agent wasn't a dual agent if we would have gotten more. I see a lot of answers asking if you trust your agent? Well, I would say why would you trust your agent? They are looking at going from making 3% to making 6% - unless they make so much money they really don't care at all I don't see how they wouldn't be influenced a little to fight a little less hard for you and just be more inclined to make the deal work. I'm sure a lot of people will disagree but it's really just human nature. 

I'm just sick of having a part time job on top of my full time job. Only have 4 rentals but I'm sick of getting calls for repairs or doing the maintence on them or thinking about them at all. I have 2 young kids and they are only going to stay young for a little while, as they say and want to focus all of my spare time on them.

I'm just not very good at being in this game so it will never be full time for me and I am burnt out on trying to make it work as part time. I would sell everything tomorrow if -

1. I thought I wouldn't get clobbered on taxes. 2. If I knew the renters I have would have somewhere to go.  

As of now, I am looking hard at selling 2 of them. 

Get new shaker style doors only or tear those old cabinets out.  If you get rta cabinets you'll save a ton of money but not sure how hand on you want to be, it's a medium amount of work.  I would go with white.  It's bright,  but it's not too trendy so should look good for a long time. Quartz countertops are what people in my area like now.  Get whatever backsplash you like,  but do get a backsplash.  

Michigan is good.  We have a lot of small blue collar towns with cheap houses and lots of renters.  Check out adrian, tecumseh, blissfield area.  These are cash flow though,  don't expect appreciation of and signifiance. Don't go to detroit, like real detroit, you have to know that area on a street by street basis. If you want to do str's the west coast of michigan is great,  sourh haven,  grand haven,  saugatuck, holland. Good luck. 

You work a lot so i would recommend hiring out everything if you want to have any sort of a life.  So start finding those people now if you can.  My struggles were and still are trying to do it all myself, the sooner you can get over that and just get people to do things for you, even if it costs more, the better of you'll be.

A land only loan.  They are out there you just have to call around
