@Michael Baum and @Carlos Ptriawan these are good questions to ask. Luckily it is fee simple and I would need to read up on the HOA by-laws. It looks like a lot of the owners use an outside PM or self-manage from what I can tell on Airbnb.

Hi everyone,

I manage 2 Airbnb's (one in Orlando and one in San Diego) but now I'm interested in buying a condo in Waikiki located in their resort zone which allows short-term rentals in Oahu. Does anyone have an opinion of the Marine Surf Waikiki condominiums on Seaside Ave? I like how it has parking included and is close to the International Market for shopping, although it is an older building like many of the hotels in Waikiki. I'm also interested in finding an investor friendly realtor in Oahu.

Thanks everyone for all the helpful input!! I really appreciate your thoughtful responses and I will definitely consider all your feedback/advice! 

We were originally going to do a Disney theme like everyone else in the area but were quoted $70K to theme the whole home and I wanted to do something different to stand out. I took a risk by going with the Pokémon and Harry Potter theme but my brother and sister-in-law already had the art done and I just needed to print the wallpaper. I'm hoping to take advantage of their large Instagram following and also when the Super Nintendo World opens at Universal Studios Orlando, which could possibly feature Pokémon. My family really loves Pokémon and Harry Potter in general so it was also just really fun for us to do.

Our condo in SD doesn't allow short term rentals unfortunately, only 30+ day stays. I decided to try theming there (like what they do in Orlando) just for fun and b/c my parents love Hawaii, and try my luck at the recent trend in medium term rentals. I will try VRBO next!

It's been a long journey but I finally listed my first MTR in San Diego, CA and STR in Orlando, FL. I've never hosted before or created a listing. I haven't gotten any bookings for my MTR and only a couple for my STR. Please give me any feedback on my listings or advice for first time Airbnb hosts. Thanks!!

If you list on Airbnb for 30+ days, do you still require a lease agreement? And would you email it to the guest separately with some sort of docusign capability? In Zeona's book, she mentions that the perk of Airbnb is that you don't need a lease.

@Torrell Palmason I didn’t realize the 14 day requirement was only for the first year. For some reason, I assumed you’d have to stay there 14 days every year so that’s good news. 

Are you allowed to hire a property manager to help you manage the property?

@Jay Breitlow thanks for the insight. That’s crazy they charge you $80 a night to self-manage. It doesn’t seem worth it for personal use which probably would only be once a year for me.

@Shawn McCormick thank you for always providing informative, detailed responses. @Jay Breitlow thank you also for the information. Does anyone have an opinion on the condotels like The Grove Resort or Embassy Suites by Hilton Orlando Sunset Walk? I know the management fees are steep and the number of bedrooms is less but does the 5 minute proximity to Disney make them worth it?

How much damage is done to these homes with 6 bedrooms? I would be afraid these families would destroy your home. Has anyone had an issue with all the wear and tear from large groups?

Sorry didn't mean to change topic from LTR to STR, but I'm also interested in Orlando and Tampa but for a vacation rental. Orlando seems more convenient to me being from out of state with its townhomes being furnished already and ready to be rented out short term. I was just curious if there were any other cities like this but it seems unique to the area like Tyler said.
