@Christopher Abele and @Victor Soni thank you SO much. This is really great. Victor, I wonder if you snatched up the one I was looking at by the Botanical Gardens. Haha. I know that area well. We lived at McCord and Bancroft after we got married and before that I lived at UHills when I went to UT [if you are long time Toledoans, I was living at UHills the year of the Fire. Must have been 1996. Thankfully it wasn't my building.] This is super helpful. I will see about LMHA. I got lead cleared and my certificate. I hope it isn't much harder to get section 8 approved. I really appreciate your help! Property mgt has gotten some applications as well, but I think @Jackelyn Lee made a good point about the listing. They get the listing on a bunch of sites [I am sure it was more than 12], but I am a professional writer, so I might be able to give a better listing and make sure the pictures are good too. You guys have been a huge help. Thank you so much.

@Jackelyn Lee I will work to develope those relationships. I like parts of the east side and would like to do more there.

I am not sure how to take government tenants. Do you have a legit website to look in to it? I know you cannot share all of your tips, but how do you find tenants so fast? They put the property on a bunch of websites, but I feel like there is more to renting than just putting it on zillow and apartment.com etc. Do you have resources you've learned from to help you fill units so fast? I feel like the marketing structure is too passive where I am now, but I've been happy with their responsiveness on other places and they said they always get people in a month, but we are at a month and only had a pair of sisters look at it and then they ghosted us. TIA

Hi Guys,

I just bought my first duplex in December. It is a surprisingly nice place on the East Side a few streets from the city line with Oregon. It is a nice place on a quiet street that we [me, agent, property manager, others] all expected to go fast. Here I am dropping my price and getting very little interest. This is like new flooring, land, allows dogs, dishwasher, washer/dryer hookups, quiet street, close to 280. Is there a trend I need to be aware of. Would love input from current landlords In Toledo, especially in C-D neighborhoods and/or East side.

Jaw...Dropping...what an incredible way to win both ways! I have learned so much about creative financing and lease options...but never thought about how that could work within my rentals.  What was the all in cost?  My guy 350


 I cannot remember if it was $200 or $300/unit for the swab test. That initial consult was $200 for the duplex.

My advice if it's a lower income area is to pass-- people would prefer to pay **LESS**  and you will get more applications if you advertise for LESS.  No one complains about cheaper rent.    The fewer things you install, the fewer things that can break, and the more affordable and competitive your apartment is!  People LOVE cheap rent!  Most people don't move if their rent is affordable.

Don't think about the happy touchy feely emotions, think about how expensive 1 maintenance call is to fix it?    Tenants aren't particularly happy when things break, as it makes you as the landlord look bad-- even if they tried to wash 7 loads of laundry in 1 cycle.  If you find out you rent out to the most amazing person, and you want to add it later-- you can!   I can't take back my decision to add the W/D hookup and my apartment got flooded because my tenant was an idiot and didn't care.


 Oh my goodness, Linda, that first paragraph is all me!!! We grew up in "lower rent" areas and I keep thinking about what I wished I had had as a kid. The struggle is real!! Thank you so much for being so brutally honest. I needed it. :-)

Thanks, Bob. That was my concern too. The washer breaks at 2am and I'm paying an emergency service call to property manager and plumber.
