 @Preston Schmidt I currently own a Duplex ( I house hack too), But I want to buy a four family now which I'm willing to move into. Do you know if I get an FHA loan with already owning one Duplex. I never had an FHA Loan.

@CJ Berina, Yes and it seem like no one knows the right answer. About to post the question on a trending FHA post. Maybe then I'll get some answers.

@Scott Hollister Thank for all the Ideas I will look into the private investing. I keep running into banks who don't want to work with me or not getting a letter of intent. 

Ok Here is the Deal I just refinanced my Duplex( I house hack) I was able to get 15,000 out of my house. :) YES!!! Now I asked the mortgage broker to get pre- approved for a loan for me to buy another Duplex or a 4 family to house hack. She told me I wouldn't be able to do this with a FHA loan and it would be an investment property even if I moved in which means I would need to put 20% down. Should I just look for another broker or should I start looking for a private lender? Any advice would be great I really want to do this.... I want to buy another property this year. :)

I currently am House Hacking a Duplex and would like to purchase my next Investment property this year. Can someone explain how the Milwaukee county sheriff action works? How do I find out the starting auctioning price? Will the house be actioned for the owed amount? Does anyone know or have any suggestions on how to get a guarantee mortgage? If no one bids what happens next? Would you suggest a newbie going to the action or just waiting till it goes REO?

Like how to get the bank to even look at your offer, or who/ what title should I be trying to call? Anything type of advice will be greatly appreciated.
