Hey Charlie can you tell me what you mean by marketplace? We have a few things that could fall under that category so I want to make sure I am pointing you in the right direction. Are you looking for real estate listings, an agent, etc?

Great points Jeff, thank you for such a thoughtful response. It is my primary residence and it is furnished so happy to go either way on that one. I think the best route is to test the demand in the market for a longer-term tenant and if that ends up not producing ideal results go to the STR. We have had traveling nurses before and have had great experiences so always nice to have a backup, even if a little more legwork. Thanks again for some solid ideas to consider.

I have a property in Denver that is available to rent January 1st? I have heard that the winter months are harder to rent out a house so looking for suggestions, here are my three options, but open to other thinking as well:

1) Go ahead and rent it out long term, cause it is Denver and it will be good given the crazy market;

2) Wait and post it for rent in February or March;

3)Do a three month traveling nurse and then post it for long term at the end of that in the spring.


It is a 4 bed, 3 bath, plus office and 3,400 sf if that changes any ideas or suggestions.
