@Kyara Schroeder Make sure to contact the agent or owner and ask what rents are right now, look on rentometer AND SEE IF RENTS MATCH WITH WHAT THEY ANSWER. ALSO get some comps( houses or duplex’s that have sold in the last 6-12 months) it’s listed for 280k I think 180k minght be a little to low and they might not consider. A good rule of thumb is the 1% rule, rents are 1% of purchase price. Remember to take out your half of the rent when calculating your financing as well as having a s***t happens fund. @Timothy Murphy Hi Tim, here in Utah on the assessors website you can search for properties by type; SFR, duplex, fourplex, etc. that’s where I would start. From there you might be able to find the owners name on record. Than it’s just doing skip tracing for phone numbers or addresses for sending mail.

@Christopher Morgan Have you asked the property manager who they recommend? That’s where I’d start. Also you can search for local BNI chapters that have both a residential insurance agent and a commercial insurance agent. Hope that helps.
