Chris Pace welcome and props for jumping right in. Education is key to making informed and sound investment decisions (call me captain obvious). Buy and hold is a nice cash flow strategy and to get to the monthly income goals you stated you'll need to work on refinancing and reinvesting your capital to build volume. Search the BRRRR (buy, rehab, rent, refi, repeat) model and you'll get a ton of info. I'm happy to assist if you need additional.

@Adam Schooley and @Morgan Reinart I've been in the fire service 16 years this March, and I can echo  both your sentiments. The sleep deprivation and long term PTSD is starting to take it's toll. I put together an investment fund called FireFund to help my brothers and sisters in my local achieve better returns on their money, and built North Peak Invest to assist investors in achieving their investment goals.
