@Josh Walker you've got a great area to invest just north of you in OKC. We do a fair amount there and have a great partner on the ground. No need to go to Detroit.

There are definitely opportunities across the nation to invest, it all really depends on your goals. I'm in the process of liquidating my West Coast investments as I see value and opportunity in the Midwest and South. We currently invest in 9 different markets and are scaling up in Indianapolis and Oklahoma. I'm happy to share details on my experience and observations if needed.

I'd start two BRRRR projects in the Midwest, get to 10 rentals in my portfolio with that strategy and then move to multifamily or mobile home park investing. I also agree with @Joe Villeneuve that you need to dream bigger, build the team as he said and never look back!

Christina Kim I would be more than happy to discuss out of state investing and tell you all about what we're investing in. I'm wrapping up my West Coast deals and moving my investments to the Midwest. Many pitfalls to be aware of when investing out of state, but many opportunities as well.

Haseeb Awan what is drawing you to the California markets? I'm just curious. The West Coast is difficult, but can be done, to cash flow due to high prices and also tenant friendly laws. I'm actually moving my investments out of the West Coast and focusing in Oklahoma City and Indianapolis primarily.
