Thank you all for your advice. It is much appreciated. I will definitely be using these questions. The market I am in is a smaller market of I would say less than 10k in the city. I have lived here most of my life and some of the agents are acquaintances. The house I am selling is above the market average so I really want a agent that is going to push the property. You folks have really helped thanks again.

I am currently about to put a personal residence up for sale. I have never sold a property with a agent before. My question would be how do you go about picking a agent? What questions do you ask to vet a potential agent?

As everyone is aware Houston is going through something epic as well as much of the coast of Texas. My thoughts go out to everyone along the coast that has been affected. There have been millions of people affected by Hurricane Harvey. I believe the best way to protect yourself from the up coming shady contractors and construction scams is to educate yourself. Which leads me up to my question. How do insurance companies or contractors come up with there prices to gut a home or remove the water damaged items? Is there some formula they use for the square foot that has been damaged? Again just trying to educate to share the info with friends and family in the area.

James Richards I do no not live in the area but I do work in the area. I work in the oil field and have been in that area for the past 3 1/2 years on the drilling side of things. The field that they are talking about is very broad. Going from Midland west out to Pecos and up into New Mexico. I have been out there drilling in the slow times which operators still drill in the slow times to boom time which is now out in that area. I have heard the housing has gone back up. There is a lot of traffic on all the highways in that region. It is just crazy in that area rite now. I would say the main hub is Midland/Odessa. Pecos Texas is about a hour and a half west from Midland. Pecos does not have the infrastructure that Midland has. It still only has a regular Walmart and much of the housing looks to be built I would guess around the 50's. Shoot me a pm and we could talk further if you would like. How might someone structure a private money loan on a spec home? I am considering building a few spec homes. I would buy the lots and pay for planning stage. What would be the terms if you were lending on something like this? ( length of loan, percentage, points, or equity based)
