I would like to ask a question dealing with tax sales in Texas. There is a property adjacent to a property I own that has a inhabitable home on it. It is still in a deceased woman’s name and the tax’s have not been paid in about 8 years. She had 2 children but neither has changed it into there name or paid the tax’s. How far back does heirship go back to take possession of the property and pay the tax’s? (Grandchildren,great grand, etc) What would the process be to purchase this property?

Everyone is different in the way they invest by their goals and interests. In the end it is what is good for Devin and his family. If your kids are little I think a live in flip would be miserable for everyone. I don’t think there is nothing wrong with buying a new construction home. Who doesn’t want a new home in a new neighborhood? There isn’t going to be any maintenance for several years. On top of that it can be paid for mostly by someone else with the rental. I think the cash flow is a little high because maintenance and management haven’t been taken out. But still should cash flow nicely. The key is to find a good tenant that takes care of the place. With that size house I would say they are going to have children. All in all I don’t see nothing wrong with your strategy. Best of luck!

Marcia Maynard this is great. I can totally relate. I have a retired senior widow tenant and has been there going on 5 years. She has never been late in fact most of the time pays early. The yard is always in tip top shape. I could have raised the rents over the years but have choose not too. I would rather keep the great tenant. It is like you said a respect thing. She respects me and our property. I in turn respect her to not raise the rent and keep it affordable for her. This helps the neighborhood by keeping the good people in.
