I would definitely buy local first.  I’m a broker in Syracuse, NY and I’m currently selling a home for an investor that was too far from home.  Nobody will care about your investment like you will.

As someone mentioned have your attorney issue a “time is of the essence letter” and be prepared to walk away. In New York they can’t legally sell the property again until you release them from your contract. I just had a scenario like this. Eventually I heard from the seller looking to be released from my clients contract.

I have been telling my clients for a couple of years the biggest opportunity in real estate in Upstate NY is the rental market. I'm working with one investor to build and hold 4 SFR's for rent and another to buy and rent SFR. You can almost name your own rent here on the SFR rentals.

@Brian Garrett I'm pointing clients towards purchasing NNN land leases. It's a real bad time to flip with prices sky high. And in many places (I'm in NY) you can't evict tenants so buying MFR is tough too. I believe companies are going to need cash as the pandemic dissipates so I'm going to help clients with sale/leaseback opportunities on commercial buildings.

@Bryan Frost On Monday night I read a white paper about Opendoor by an Investment firm. Completely independent with no bias. Bottom line: Opendoor does not offer a significant benefit and the author doubted the companies long term prospects.

@Kim Hud I would suggest finishing one unit completely. I had a 4 unit building listed for sale with many showings. After a couple of months under construction I asked my seller to completely finish one unit for me as a sales gallery. Bingo. Within 30 days we sold the entire project for over ask. Some people have trouble seeing your vision. Take the guesswork out of it.
