Advice Needed on commercial property in Oneida NY

Hi BP community. Need some creative financing strategies on the following.

Commercial property is a 10 unit (Section 8) with 3 store fronts. Property is located in Madison county, NY

Property is in good condition overall, I don't expect any rehab needed. The owner has no mortgage on the property and is motivated to sell because they are retiring and are tired of managing the property.

Ask Price: $500K
Annual Rental Income: $95K

What creative financing can you suggest so that I can buy this property with no or little money down?
