Hey y'all!  I am in the process of negotiating, and this guy wants an earnest deposit of 1k, which I do not have.  How do I get around this?  Thanks!

Hey guys!  This might be a dumb question, but are there money lenders who will lend you money just so you can have a buy and hold property?  If so, where do I go to find these people?  Thanks again!

When I saw upgrades, I still mean that I wish to demolish, and build a house with high end finishes.  I am waiting to hear back about a showing of the property.  I will either wholesell it or use OPM to demo and rebuild.  @Benjamin Von Blon and @Adam Schneider

Thank you!  I have done a little research, and it looks like a great area that will sustain upgrades like granite countertops and hardwood floors.  Just can't figure out why the current owner wouldn't do that himself.  @Jay Hinrichs

Hey guys!  I am interested in a house in Raleigh NC.  It's a tear down in 27612.  It seems possible the house will have abestos since it was built in 1966.  It has 2435 sq ft, and I looked up average demolition costs, which at least gave me a range to consider.  I found it's between 15k-75k, and I don't know if that includes asbestos removal or not.  Any help would be appreciated.  If I could get it with OPM and demolish and rebuild, that would be amazing.  If I could wholesell it, I'd do that too.  I just would like to find out some possible numbers.  I know there's a lot to consider, but I'm new to this, so I am trying to figure it out.  It's on 1.66 acres if that helps.  Thanks for any help or resources you could point me to!

Then what should you ask for in addition to a PNL report to figure out what the cashflow is? @Account Closed
