Thanks guys!  So for the depreciation cost, I can just add that to the net income for the year since money is not actually being lost?  And why is the principal not considered an expense?  It still gets paid!

Hey y'all!  I am looking at a PNL report for an apartment complex, and I am confused about a couple things.  These might seem like dumb questions, but hey, I'm brand new to this!  

1.  What is the depreciation expense?  Does that actually get paid out to someone?

2.  The apartment said that the tenants pay all utilities....so why is it on the PNL report being counted as an expense?

3. Is the mortgage interest expense just the mortgage payment?

4. What is Proforma?

I feel i need a HML because I don't have money of my own. I also want to learn how to use it so I can make my own money. @Albert Bui, I am referring to 5+ unit properties.

I would like to own multi family units, but I don't know how to use a hard money lender to do so.  How does this work so that everyone profits from the deal?
