Sounds like you don’t have much to lose other then money (most people have family and others to support) so I would say it wouldn’t hurt to try to tackle a bigger deal. Good luck regardless just take action that’s the biggest deal!

If the numbers work then do it some of my best investments have HOA's just make sure to call the management company and see what they allow and don't allow. Good luck!

Facebook and Cregslist are some websites people over look and every now and then there's a deal from a for sale buy owner. MLS is definitely the go to though. Good luck!

@Nicholas Ward All my deal's are on the MLS! But I definitely use direct mail and wholesalers but definitely the majority come from the MLS you just need to be quick and present.

Welcome Christopher! My one tip is do what exits you and stick to it and become great at it wether that’s wholesaling, Realtor or anything else! It’s easy to try to do everything!

I took a very similar approach after I got out of the ARMY and the only regret I have is I didn’t buy more Real Estate!

You’re plan is sold you definitely might pay a premium but AZ market is hot so getting in and getting a deal under your belt is the smartest thing you could do!

@Andrew De Michaelis I would definitely look in the PHX area for multi family check out Encanto village, Coronado historical district, and Midtown there is definitely a good amount of small multi families in those areas.

For SFR Chandler and Gilbert are great maybe also look a Queen Creek and San Tan Valley they are seeing crazy growth.
