This is a bit of a rarity in this area, as the house is in such good shape! It's actually in such good shape, that you could basically rent it out at $1600-1700/mo as-is! This would allow you to capture some appreciation as all of these new builds and remodels are happening all around it! If you wanted to go the flip route, you could rehab the existing structure and build a 500-1000 sqft addition and sell for $200+/sqft, or scrape/build--many options with this one.

Price: $169,000
Rehab: $5000-80,000+ depends on your plan!
ARV: $210,000-750,000+ depends on your plan!
Rent: $1600-1700/mo (with very little work)

This is a Rental Investment Property. House is really solid structurally and shows no signs of foundation issues, property is pier and beam foundation. This is 2/1/1 Brick Property with a big kitchen and good floorplan. All of our 2/1 Sold and Rental Comps are frame siding properties. I had to pull a .5 mile radius for comps to pull 2/1 comps. Half of the comps have a 1 car garage and the other half do not. Our property has an attached 1 car garage.

The rent range on the framing siding properties was between 1,200 per month for non updated all the way up to $1,550 on the high end. Should be able to get $1,450 once renovated.

This investment is geared towards a Rental Hold strategy.

3/1/ enclosed 1 car garage which is additional living area and laundry room. These numbers do not include the 400 sqft out building that could easily be remodeled and rented out for additional income and overall value. Home is in great shape needs very minor cosmetics to bring it up to retail value. Hardwood throughout the home minus bath and beds. Beds carpet is fine. Bath needs update vanity, toilet and reglaze IMO. Foundation bid is to follow but is mostly in the kitchen area. Nice deep lot. Home has a new roof and new windows. Kitchen has some stainless and cabinets can for sure be redone. Add new counters and you are done. Rest is paint, scrape popcorn. Rent comps are strong and again this is not including the possibility of the 400 sqft efficiency.

Lake Park estates flip! House currently sits as a 3/1.5. Need to make it a 3/2 to be in line with comps. Pier and beam and we are turning the hall closet into the shower which should be very easy. I have budgeted for everything. We are on peavy and I discounted ARV. One comp sided to peavy and sold in 4 days! Lake Highlands ISD. The laundry room and back exit do not have AC ducts and I don't think its accounted for in the Sq ft. so I believe we are 50-100 sqft bigger.

Solid rental! 2 bed 1 and half bath home is in good condition. Not much needed at all for rental. New roof, Central HVAC and flooring recently installed. There is a comp that is a 2/1, smaller than us and is renting for $1,350/month. I am assuming you can get that much but I think it is safe to say you can get $1,100/month.
