Nice Area! Great school district! House already in great shape. Only will need $5k or so to make it look really nice for a rental. You can rent for $1,500+/month. If you decided to flip it, I think you could make it look really nice for $15k.

Very Strong Comps, most likely an ARV over 330K with very low days on market.

ARV: $330,000

Rehab: $85,000 (full GC & foundation bid)
Investor Price: $200,000

This is a very cool house in a very desirable subdivision: Northwood Hills Estates. It is a 5/5/2 4773 sqft brick house which has a great pool surrounded by a courtyard and some great landscaping (see pics). Some recent updates, but they weren't done all that great. The good news is that most of the property is in great shape, so the rehab won't be crazy. The bad news is that it's huge and expensive, so fixing what's broke ain't cheap.


Price: $670,000
Rehab: $99,000 (bid)
ARV: $950,000



Pros:
- Great neighborhood
- Light rehab, considering size and price point
- Shows great

Cons:
- Sides to Hillcrest (I have already discounted the ARV over $25/sqft due to this)
- Big house

Very Low days on market in this area. Could see investor sell for more because of the low days on market and properties selling over list but no data saying how much more that could be.

ARV - 168,500

Price – 130,000

Repairs – 25,000 For flip. 10-15 for rental- make clean and ready. Does have some minor foundation movement but is in good shape. Have a bid for 3500

Experienced investors know that it doesn't matter where the deal is coming from. In the end, if the numbers make sense and most importantly are accurate then it doesn't matter. Many investors are hesitant to take a wholesalers ARV or Rehab as reliable numbers, which is why any worthwhile wholesaler is going to get GC bids to confirm rehab. As for ARV, running your own comps is always the best option along with getting a list of previous properties the wholesaler has done and comparing their ARV with the actual sale price. First thing you want to do is make sure that they are legitimate with their numbers before buying from them because wholesalers do contribute to the market by helping investors that don't have the time to scour for deals with hand selecting deals for them, thus taking out much of the leg work involved in real estate investing. But that doesn't mean that you should take their word for it, you should always do your own due diligence. Moral of the story is that nothing can beat your own due diligence.

I get 30-40 properties a month from fix and flip to buy and hold. Most individuals are hesitant to invest out of state but for rentals, however out of state is often the best properties. Many of the comps in the neighborhood are well maintained with some updates and are not fully renovated.You can also get $1300-$1400 a month in rent.

Mesquite is a great area to be investing in currently a no-brainer.

Cost: 90,000
Rehab: 22,500 (less if its a rental)
ARV: 135,000 (more if you elect to add a bathroom)
Rents: 1250+

Brick, 3/1 rental/flip. Rehab consists of cosmetics, HVAC, and slight foundation work. Investor could add a bath if they want.
