McKinney Rental under 140K!!!!

Sale Price - $136,000

Rents - $1,450 per month

This is a Rental Investment Property. House is really solid structurally and shows no signs of foundation issues, property is pier and beam foundation. This is 2/1/1 Brick Property with a big kitchen and good floorplan. All of our 2/1 Sold and Rental Comps are frame siding properties. I had to pull a .5 mile radius for comps to pull 2/1 comps. Half of the comps have a 1 car garage and the other half do not. Our property has an attached 1 car garage.

The rent range on the framing siding properties was between 1,200 per month for non updated all the way up to $1,550 on the high end. Should be able to get $1,450 once renovated.

This investment is geared towards a Rental Hold strategy.
