Out of all the programs I’ve joined. Subto is the only one with a real community. Pace emphasizes that it’s not a program but rather a community of people helping other people. There’s an unbelievable amount of value stored in the subto vault alone. Every week there are countless hours of live zooms to be apart of that can fit what you need to grow. There’s always new content, new ideas, and new people to connect with. I can honestly say that I’ve learned more from this community than I have over the years of being an agent from traditional brokers. Just the recorded calls to sellers would make the price worth joining, but you get so much more by being apart of the community. I recently was able to be surrounded by 100+ members on a hike I helped to organize in Vegas and those connections have opened doors to friendships I would have never imagined. This is only the beginning.

The way I look at these companies in the most simple form is similar to “Private Selling” your car or “Trading In” to a dealership. Everyone knows that private selling would net you more for the sale. Some people prefer to do the work involved to get more. Others prefer to just do a simple trade in for the fast and convenience of not having to keep their car clean and show it to others.

Carpet is simple to replace on each turn over. There are tiles that look like wood, which would be more durable for a renter.

I don't think either are happening in the near future. Prices have been rising mainly because of low inventory. There are 1/5 the amount of homes on the market today compared to just a few years ago. Supply and demand account for majority of the rising prices. Also loans are not nearly as easy to get as they were before the crash.
I would definitely report him and his company. There is also a Facebook company page that has other bad reviews you can add to and share to help others not be scammed by them. Even taking both the tenant and the property manager to small claims court and getting a judgment doesn't mean you'll get your money. You'll have to take it a learning lesson here though. I'm sure you will verify who you are contracting out from now on. On the bright side the tenant is gone, I doubt they will be trying to get their deposits back.
