You're the one that has to decide on that if you can get all the material cheap enough and keep all your contracts on a time line of what its going to take to put this up and save money get it rented to cover expenses then do the deal.
I always thought the idea behind investment is to make money you have 6 individual income from this property total the rent by what your your paying out of pocket increase each of the rent a little too make it work good luck you shouldn't be loosing money in any market as a landlord.
Raising the rent is a great idea and will automatically increase the equity in the property good luck.
You're ROI annually is 28% that is awesome.

Although I agree we're insane yet I hope and believe in America can be great you have had people who are career politicians and look at fiat currency we have things have got change.
What is the property assessed at like I was looking at a property assessed at 343, placed on market at 220, offer made 190, with 20, needed for repairs returns 68% ROI.
