Starting out with a property that you live in sounds like a good plan remember to research that investment carefully we make our money when we buy I recommend you purchase flip comp software to help you something that will bring you equity after closing to work on your next deal with.

Most first time investors start by living in those property never let the other tenants know you own the property. The only one can truly decide what you should do is you good luck happy investment.

My self I would go to BiggerPockets/meet start seeking mentors that could help you use that money wisely maybe even rehab single family homes.
If you already have it under contract maybe you can lineup a cash buyer & turn that issue into a capital gains venture depending on weather you purchase the property right recommendations is 18% below the current market value.
