@Evan Wiesner maybe I've misunderstood something/someone along the way, but was given the impression that if you were to PRE-bid/bid online, meet their reserve, they can take accept your bid, take if off market and whats required from the buyer is a $2500 hold on credit card to bid. I was told you then have 30-45 days to fund the deal, but proof of funds is required. IF you are out bid, $2500 bid hold is released. After rereading, I guess I'm looking for the money/timeline/transfer/fee/payment part of it all.

That just makes sense, thanks. Thinking of it that way, the cost per deal would be the cost of the LLC. So just dissolve the LLC after that? Any concerns with income taxes on the business?

I'm considering partnering with someone, I have the means of doing the rehab, and they have the property with no means of doing the rehab. Whats the best and safest way to structure the partnership?
