Just curious, after analyzing a deal, what are the numbers you tend to look for the most and are okay with moving forward? Do you look for more cash on cash return, cashflow, etc. On top of that, what are you specific numbers that you tend to be okay with and move on forward with? Is 20% cash on cash as well as a minimum of $300 too much to ask for? 

I'm trying to figure out what's realistic or what people are even looking for. Also I would be in the Chicago market if that's also any other indicator. For anyone responding please mention your market and your numbers please! I think it would help so much for me and those looking for information too. Thank you!

Does anyone know if there's a way to be able to filter the marketplace following emails so that I'm not receiving ALL of the notifications? I'm just looking to see if I can narrow it down to Illinois. Does anyone know if that's possible?

@Robert Leonard, thank you for the reply. I'm looking to wholesale it but for the sake of numbers, I used rentometer and the median for the area was 950 so I figured with it being refreshed and a little work done, it would reach that $1,000 mark.

Hello BP members! Very new to real estate investing and just wondering if I could get some help on analyzing this deal! I found this through a local wholesaler and figured it would help to start and see how some of the numbers are running in my area and what makes sense. He wants to wholesale this for $28k and if the numbers work out I would possibly like to send this to my list of buyers for $30k. If it seems like too far of a stretch I will also try to see if I could get possibly a $1,000 reduction from  the $28k too. Thank you! This property is located in Calumet Park near Chicago. Please let me know if you need any other information or if my numbers seem off or something. Definitely still very new!

Thank you for your reply @John Warren. I'm pretty open to where I would like to invest in the city but I'm located in Bridgeport. Really the places on my mind are the Berwyn, Forest Park, Oak Park area, as well as places in the city that are close to public transportation. So my Chicago areas would probably be Bridgeport, McKinley Park, Chinatown, or Pilsen. I would really appreciate the recommendations as well as being able to attend your meetup as Oak Park is not that far from me.

Ooooh its great to see other people in the Chicago area. Are there any meetups around the area that you recommend to learn? I would love to be able to tag along or meetup with any one of you guys that are actively working the Chicago area.
