What are the numbers you look for in an investment?

Just curious, after analyzing a deal, what are the numbers you tend to look for the most and are okay with moving forward? Do you look for more cash on cash return, cashflow, etc. On top of that, what are you specific numbers that you tend to be okay with and move on forward with? Is 20% cash on cash as well as a minimum of $300 too much to ask for? 

I'm trying to figure out what's realistic or what people are even looking for. Also I would be in the Chicago market if that's also any other indicator. For anyone responding please mention your market and your numbers please! I think it would help so much for me and those looking for information too. Thank you!

2 %or higher  rule . Atleast 200$ a *door* ( preferrably 300$) profit after all expenses . Multifamily only . Target properties distressed and under 50k . If it appreciates that’s icing on the cake but not part of my strategy . Cashflow is more important than anything
