Thank you so much for the advice. You both gave me exactly what I was looking for and then some. It's really exciting to learn that there are many markets that I've never even considered before.

I'm interested in what the forum has to say using short term tenants through vacation rentals and AirBNB against long term leases with the same tenant.

Has anybody here done both? What are some major differences I have to look forward to?

A second opinion does sound like a good idea, but like Rob said, see if the buyer will take it as is. And as for another inspector, maybe you should get the card from the buyer's inspector. :)

That's excellent! I'm glad you're having success using AirBNB. I was thinking about using the service as well and seeing success stories like yours makes it all the more enticing.

I love the color choices and layout on the front. And I'm sure you want us to be brutally honest so here are my immediate concerns:

1. The "Need to Sell?" is a little vague at first glance. I don't know what I want to sell until I read further.

2. I would probably put an email address on the card.

3. The picture is good, but it just says "Me and Roxie." We don't know what your name is.

4. I don't think all the words need to be capitalized in your list. Definitely not "For" and "To."

It looks really good otherwise and obviously, you don't have to listen to me at all. The card definitely gets your point across and I'm sure it'll be successful. Good Luck!

I recently was informed that my friend's dad may be interested in selling his 4 plex. All the units are currently occupied and have been for a while. The problem I see is that it's under rent control and the current monthly payments from the tenants are as much as $200 under comparable units.

I'm not too educated on rent control, but I've always heard it's something I should try to stay away from. Is this true? Does anybody have any advice I could work from?

You might be able to find a place nearby that wouldn't be as expensive if she rented out a house with other students. My aunt rented out her house to 3 separate college students and it made it much more affordable for the students. If your daughter doesn't mind roomates, that might be the way to go.

Congratulations! It sounds like you scored a sweet deal save for the homeowner. I hope it all goes smoothly and thank you for your story. It's very encouraging and gives me hope for my deals.

Hi everyone! I'm a Riverside resident and I'm ready to learn as much as I can about real estate investing. I've been listening to the podcast for quite a while now, but I'm ready to dive deeper and get into the forums.

I'd like to get involved in some local area rentals, but am definitely open to any advice anyone has to give.
