Long Term vs. Short Term Rentals

I'm interested in what the forum has to say using short term tenants through vacation rentals and AirBNB against long term leases with the same tenant.

Has anybody here done both? What are some major differences I have to look forward to?

As others have said, it really depends on demand in your local market.  We are in a university and government town.  I know a landlord who rents high-end, fully-furnished units (in retrofitted old historic buildings) near the legislature to government ministers at rates 2-3 times what a standard apartment in the area would fetch.   

Another landlord in a neighbouring City has shifted his entire business model to executive / corporate rentals.  His buildings surround an incubator and technology park, so he's got the required location and clientele.   Turnover is higher - your are somewhere between a furnished apartment and a hotel - but the revenues are good.
