What do you mean by serious business @Theresa Holl?

Does that mean an S corp, C corp, LLC? Does it mean keeping solid books?

I want the property to pay for itself as a base plus profit on top if it. I don't have an LLC. I keep proper books. I don't use a ton of automation.

Does that mean I don't take it seriously? Just wondering.

More along the lines of financial goals and intent to grow.  Some people just want to break even and have free vacations.  :o

hey @christina plenty of great advice above. Another thing to consider is whether you plan to live in or simply invest remotely out of state. Very possible and easy to invest out of state nowadays, but sometimes it's nice investing in your own backyard.

So true. Find a great co-host or PM. Networking here is a good start. Most guest interaction can and should be automated anyway.  What you need locally are cleaners and handymen.

Quote from @Garrett Mistretta:

Hello, I have a 3 bd 1 ba. I finished the remodel and am looking for tips on marketing the property. The property has been listed for about 2 months. I have spent about $100 boosting on facebook marketplace. It's also listed on Zillow and Apartments.com. I placed a sign out front as well, because the property is placed on a busy street. Please provide any tips or websites that can generate more leads.

If you want to share your ad copy, I can critique that too.

Garrett - here is my honest feedback as a marketing pro.  I just searched you here and on LinkedIn and can't get a strong sense of your personal brand or contact info.  I'd suggest at a minimum that you link to your website in both places and on FB.  Once you've done that, make sure the website connects emotionally with your ideal client.  What do they want?  Why?  What are they afraid of?  How do you make all those problems go away?  The sooner people know, like and trust you (and can reach you) the better.

As far as generating more leads, you'll want to crush the SEO game on your site as well, even if it's a simple landing page for dirt cheap.  SEO is just a blog loaded with the words that are trending on google, related to your work.  You can find and analyze performance of the right keywords here: https://trends.google.com/trends/

To provide more help, can you please let me know where your ads link to?  I can peek at that website and provide you some pointers and hot fixes as well.

Because this is my only property and I’m house hacking is a website necessary? If so what kind of content would it contain? I currently just have Zillow/apartment.com listings and Facebook. I also post to my instagram as well to find a tenant

I'd start with something simple that shows who you are and why people should work with you,  depending on your career goals.  It sounds like you're unhappy with current results.  Let me know if you'd like some more tips on how to go down this path.

Great point. I use the term "host" a lot, but don't hear them use it about themselves as often.  I think the ones taking hospitality seriously probably outperform.

Building the website is the easy part. Getting it to the top of the search engines is what's important. I have (in the past) hired companies to do this for me. I believe @Theresa Holl could possibly help with this?

Thanks Bruce.  Yup.  That's what I do.

Great post Mike!  Interesting strategy you're outlining there.

Hey all, I've been doing some market research lately and was struck by how few STR hosts with fewer than 20 or so listings take it seriously as a business. Do most of the smaller hosts/investors you know still just want the property to pay for itself so they can go on vacation for free? Curious about the experiences you're having with the hosts you know.

Hey all - question's in the title. LOL.  Looking to learn about cleaning companies that can quickly bid on STRs basically anywhere in the US.  Anyone have a good recommendation?  Personal experience is preferred. Thanks!
