Hey Keng - while I agree that REIAs can be beneficial, (I'm a member too) those events can be filled with people who get paralyzed by "seminaritis," meaning they study forever and never take action. I'd be happy to walk you thru some business coaching options in case they're a fit for you and get you off the sidelines...  Let me know.

Great insights here. Thanks!  Don't forget that as regulations tighten in any town, the STRs in the nearby areas can benefit. Just ask the people with STRs just outside Tahoe's city center.  It can create a boom cycle for other investors in the next town over.  Just one way you can use the regs to your advantage as an investor.
