Hey there. I am having a client of mine get a physical guestbook and they don't live near the STR. Was wondering how other remote cohosts orchestrate this. Figured I'd have it shipped to the cleaner, but interested in other people's preferences.

Remote cohosting is a many splendored thing.  😎

So let me add some color to what the AI tool in particular does for me.  It's an audience building tool that can also send customized DMs in any FB group to a curated list of people.  It's not literally scanning your OTAs for openings, but if you knew you had one upcoming, you could set this up in a travel group about that local area and shoot promos out to its members.  I use it in real estate investment groups to find coaching/cohosting prospects.  It runs all day while I work on other things.  So you can write the DMs for any business purpose.  Chase realtors, investors, lenders, brokers.  It can do a lot of other things, but I thought the last minute booking promos were a good example.  DM me if you'd like more detail around this AI program.

STR Achievement Unlocked: I have a business partner who has an AI bot filling last minute vacancies on FB and, because sometimes it was too late for the canceling guest to get a refund, he sometimes runs occupancy above 100%. He does this in extremely busy cities where flights get delayed and people suddenly need a place to stay, and often check Facebook for recommendations. It is possible, if you time it right, to get two bookings on one listing at the same time (a late cancel who still has to pay and a last minute guest booking). Hey all, this post is for anyone with some open weekdays who is also looking for better/updated photography for their short term rental (also some bonus tips on partner cross-marketing).

Partner with influencers (find them on FB and Instagram or I can help you find a few) by offering them a stay during the quieter mid-week time in exchange for professional content and posts from them. I can shoot you templates on this kind of outreach and how to structure your agreement with them if you're a first timer at this sort of partnership. 

Additionally, try collaborating with local businesses like spas, wellness practitioners, yoga, wineries/taprooms, etc... and try some messaging with them around wanting to promote them in your blog and on your property. "I'd love to be an extension of your brand.  Can I offer any promos to my guests on your behalf?" is a great way to start the conversation. Many will reciprocate and as you become an extension of each other's brands, it becomes a lead factory in both directions. 🙂  Guests will also appreciate having had a more local experience due to these relationships.

To boost your Google search results without additional ad spend, add links to these partner businesses on your website and have them do the same.  It's called backlinking and makes Google think you're important.  The more links to your site from other websites, the better.  A simple partner landing page is all it takes, not a crazy expensive website.  Have fun!

 I love that idea Alex. We actually coached a client to offer a dog photo shoot at his hotel because so few in his area allow dogs. Definitely fly your flag if you're dog friendly.  :)
