@Jacob St. Martin  I used to drink Woodford exclusively and then a buddy of mine who owned a bar sat me down to try Old Forester a couple of times and I made the switch. OldFo is now our house well.

Louisville KY remains a great cash flow market with slow but steady appreciation.

I've seen a little of that too. I've met a couple of cali investors in the past year that have moved to town as well. And one RE investing couple from Portland.

In Louisville KY I'm seeing lots of SFRs that have a $400 "administrative fee" required to lease them, something I never saw as recently as a few years ago. Is this common in other cities?

I agree with @Kevin Hart, Chickasaw is a good cash flow area, but I wouldn't expect fast appreciation going forward.  Shawnee and Chickasaw have seen a nice boost in the past couple of years, like everywhere.  If you want cash-flow and a thesis on faster appreciation I'd look to the -EAST- Portland and Russell neighborhoods.  East Russell is fully underway now and path of progress, waterfront park expansion and limited space for traditional downtown expansion explains my belief in east portland.

@Bharath Merugu I've been slowly buying in the area and my thesis is that East Portland, east of 19th or 20th street, is where Shelby Park and Smoketown were six or seven years ago. (I said the same about those neighborhoods a handful of years ago when I was buying there and they're now priced like Germantown.) Look at East Russell too, the amount of new and re-development happening there is intense. I wouldn't try to flip in the area today, but if you've got a 5+ year time frame I think the time to get in is now. Or yesterday.  Just my two cents.
