What are your thoughts on Shawnee and Park duvalle? I am looking into those areas. Houses have appreciated it a lot lately there but they still have a low entry barrier for new investors. I do see a high demand in rentals as well, checking zillow I see lots of applications for all the properties there. 30 applications - listed 40 days, etc. 

From your post, the locations I am looking at are barely 2 miles from the neighborhoods you mention. I am just looking for cashflow and buy and holds.

Would you invest or recommend those neighborhoods? I am looking at a few properties there? I would greatly appreciate your input as you are a local investor in the Area.

I like parts of Shawnee (and Chickasaw). Not so much Park Duvall, there may be some great streets there but I don’t know them. I recently toured the EAST side of Hallmark with an out of town investor and really liked what I saw there.

Any recommendations for tenant/eviction lawyers outside of Rawn? I need a new lawyer for that work.

No, I don’t believe so. 9% increases are allowed on existing leases for 2023.  Section 8 is not keeping up with market rents at all, way too many years with just 2% increases allowed.

West louisville is for excellent cash flow. You can still get deals that beat the 1% rule right off the MLS. But the area is quite large and some sections are much better than others, it's not one monolithic place where everything is equal in regards to crime, quality of life, etc. The northwest corner of the city (Shawnee) is my favorite and I have a few places there. But sections of Chickasaw are very nice too. West Russell is very rough but east Russell (22nd street and east from there) actually has appreciation potential in my mind. And the Realtor.com RE forecasts for 2023, job growth, etc. Louisville KY is doing great.

Louisville, KY - Look at the C areas, you can still find 1% deals, especially in the 75K-150K price range. Just don't expect to buy a $250K house and rent it for $2500 monthly, that's a lot harder to do. 

I read the other day that 49.something% of sales in our city are now to out of state buyers moving in, so I expect we'll be normalizing (pricier, lower returns) even further over the next few years.

And Louisville KY was #3 in the nation for job growth last year. The excitement here is tangible, here's hoping for a great 2023!
