@Phillip Beatty From the sounds of it, I am thinking you may have some equity in the properties. It could make sense to refi and use the cash out to purchase some new income generating assets.

Or, you could always 1031 exchange and leverage all of your equity from the properties to buy a larger cash flowing asset.

@Anthony Maynard Sorry to hear about your tough scenario. It sounds like the Landlord may have stepped out of line, although I am not familiar with Idaho laws.

I think it is probably best you reach out to a local attorney to see if the Landlord had breached your rights.

@Paul Aqua Most commercial lenders are going to be very focused on income rather than your personal income. Maybe looking at 5+unit deals may help.
