@JC Conchas One other factor to think about are taxes.

You may need a savvy accountant to complete your tax return if you go the financing route. I'm not incredibly well versed in this area but I know the taxable basis for the loan portion becomes a bit tricky when leveraging self directed assets for multi-family investment.

@Bill McCasky I think you are thinking about this correctly. I would have the homestead exemption applied to the higher taxable basis. In this case it sounds like your 4-plex.

In my area the tax accessor is not going to look at sales as much as they are going to look at comparable properties. They typically re-asses the properties every 2-3 years in my neck of the woods.

@Nicholas Lehman I think that the scenario you describe is a pretty fair split because you will be compensated separately for your property management fee. 

You could also look at leveraging a syndication model but that may overcomplicate the process.

@Joshua Matowitz Ahhh, got it. You never know as the appreciation in the market has been driving higher by the day lately. Also Banks are becoming more aggressive in their lending.

@Kevin Yi Not being a 1031 expert but knowing a little bit about it. You would just have to make sure that you are buying a comparable or more expensive property. It may make sense to utilize some leverage to hopefully get yourself a larger property with great cashflow in the long run.

@Joshua Matowitz Leveraging a HELOC could be a great strategy to generate a down payment for an investment property. This is a strategy that some of my clients have leveraged a few times.

I second the points that @Alfred Edmonds made. 

We typically require single family residents to clear the snow. Outside of that, in any multi-family scenario we provide the service on behalf of the owner.
