Is anyone aware of any income based rental loans?

Hello! I have a knack for finding incredible deals the major issue is that I don't have the funds however to close on a property and I am in the process of repairing my credit so most traditional loans are out of the picture, frankly I don't even have enough for a down payment. I currently am working and bring home roughly 31,000 a year though I am currently working on getting my income up by freelancing as well as studying for my real estate license. Basically what I want to know is if anyone knows of any loan programs ( either personal  or rental loans) that are based off of income and the rental income from a property?
