THanks for the reply @Sam Rust.  I totally understand what you're saying, and I agree.  I feel I need to get my feet wet on a smaller scale though first to gain credibility as an investor before I go after the large deals.  That is my goal however, to be in your shoes.

How would one valuate the equity for just putting the deal together?

Congrats! I hope to also do a few of these deals in the future.  That is my goal after I get a few smaller multis under my wings. Keep it up!

At what point do you think it’s worth it to try to put it together percentage wise. Like let’s say you only have 200k to put in. Would it be worth it to create this syndication at only a 10% equity for yourself When you can do a smaller deal on your own?

That’s 2100 each for capex and repairs. with the cash flow there, there is more buffer if needed, I just don’t think I can expect a larger buffer. Decent shape, new roof. Some mechanicals 20 years old though, so in between on condition.

Thoughts on this offer I’m analyzing? There’s one section 8 tenant, but I don’t think this is that bad an area. Overall I feel like I’m covered with I have here unless I’m missing something. Thanks in advance for the feedback!

Everyone, I’m looking to dive into the NWI market as I feel it’s a better bang for the buck than more local to me. I was concentrating on valpo and Chesterton and I figure Merrillville should be fine as well. Any area I should avoid? In between Merrillville and new Elliott should be fine, no? I see whole streets with 4fams and isn’t far enough north to be thinking it’s Gary. It seems it might still be a c-class but if demand is high, and with a good property manager, it should be fine, no?

Kyle, Let me know if anything else pops up in Valpo or nearby in the future. I m interested in the area.

Ive seen a few things in Newark, and understand that it can vary even block by block.  I would like to find something in Newark to invest in, instead of going out of state for the same money, though.  Id love to keep tabs on this group.
