Maybe your tenant has someone living in the basement? Be careful if that's the case.  They might pull your CO even if you were unaware.

My biggest mistake was blowing money I had when I was younger. Now that I have a family and a mortgage, it’s obviously harder. Definitely recommend starting when you’re single and young. I’m late to the party, but hope to start soon so I can make a better life for my own kids. Hopefully the first multi comes soon!
My assumption was that his share of the property was to remain in the SDIRA, as would the income until he was able to withdraw.

I would also consider doing such a deal, also using my ira, but I wouldn’t be expecting to be able to pull a fee from operating. Especially with 2 other partners, it would be best to have an outside asset management company be the go to, and have those fees accounted for. Best to have a neutral party for that, even if it’s rules allowed for one of the investors to pull a fee.

@Michael Bishop I too like Valpo and maybe Merrillville. Don’t know about Dyer. I’m not from the area , but have been through a couple of times. I’ve decided it’s probably a good spot to start investing for me. If you have any suggested sources for leads, I’d appreciate it! As a newbie, this is what I have noticed.  

Marketplace needs to get on the app.  

On both the app, and site, there needs to be a search function within marketplace, instead of adding and removing filters.

When I was trying to message another member, my text disappeared so I couldnt see what I mistyped.I kept scrolling up, to edit one word, and then all over again for each word.  It seems this was a pre-existing problem.

I love the wealth of info, but everything has to be mobile-accessible in the time we live in now.
