My best real estate deal was my 18 unit apartment purchase here in Panama City. I purchase it for $1,050,000 and it appraised for $1.25M As-Is. We took over an existing insurance claim to renovate the last 4 units which will take the appraised value to $1.34M with around $15k per month in income. My credit union allowed me to raise some of my 20% down payment. I shared 18% of my equity with a partner that helped raise $95k in 2nd position notes at 7% annual return for 2 years instead offering investors limited partnership equity in the deal!
