@Harshdeep Gupta I operate my real estate investment business virtually from about 12 hrs away. This is our 7th year of business.

Find time to go in person and get a copy of the keys for yourself and set them on a lockbox. Schedule a couple different contractors to come and provide bids while you are in town, so you can understand what's needed for the project. Next, I would find a good realtor, property manager or project manager to be your eyes and ears.

No one will care more about your project being successful than you! If you can't make it in person, then I would have title hold the keys until you or someone you trust can pick them up and set everything up. I hope this helps! Congratulations!

@Alexandra Scardo you should definitely look for a local investor to partner with that you have a relationship with already. It will benefit you and help lower your risk having a seasoned investor on your team.

Whatever you decide make sure you have your agreement written down and signed by all parties, so your are protected.

@Kayela Sartain This is definitely unfortunate. I would definitely contact your home inspector and have look further into it and work through your realtor to get more info from the seller. Two big items to find out is whether you purchased with an As-Is contract and whether the seller was legally supposed to disclose this information.

@Ava Tabb Hi! Yes that is extremely high. You can check out Residential Capital Partners based out if Dallas. I have used them on alot of deals in both Florida and Alabama over the last 3 yrs.

If you have remodel experience, then they should be able to provide you with 100% financing.

@Tim Jaley Checkout Residential Capital Partners. With your experience you should be able to get approved for 100% financing if the deals meet the 70% rule and you have a 700+ credit score.

@Elizabeth Munene you want to checkout your local community banks and credit unions to see what commercial loan products they offer. You can also checkout residential capital partners based out of Dallas, TX. I am currently refinancing a property in Alabama with them.
