Some wholesalers use transactional funding so they aren't accused of acting like an agent without a license from my experience.  They close it a-b then resale b-c.

Within seconds of having your prospects on the phone, they have already looked up property info and started your due diligence. They sniff out motivation, overcome objections, and set appointments. You go make offers.

If the question is "who is the best", and "best" is defined by effectiveness and return, Then CallPorter.com is the best in the business.

Special Durable P of A for Real Estate Transactions) and purpose each serves briefly?  Thanks for your knowledge.

Dee Warner, Scott Horne has an office in Garland, and can get you set up and educated properly with his sub to program. He'll give you all the docs (provided you never share them...stiff penalty for that) show you how to use them, how to negotiate the deal, and even provide a buyers list.

Other than non disclosure, the only caveat is that you must close each deal with his title company.

Thread carefully.   Consult another reputable plumbing co to help decide what your next steps should be In my opinion and/or low cost consult with attorney.  Concerned that they may/will file a mechanic lien on your property. Concerned that it may be ‘theft’ if you hold the jack hammer until that was written up in the contract.  My 2 cents
