Cap rate, cash-on-cash, NPV, equity multiple, IRR...

Can anyone recommend a good source of information on using these rates of return when underwriting deals? I've found a few but I wanted to know if there is a good website or book or program that covers all these in a way that's easy to understand and applied to a real deal?

Has anyone had experience with coaching programs that cover these financial terms? Do you feel they did a good job explaining them or did their explanations stir up more questions than they answered?

Any help or guidance is appreciated!

Ah, got it. The numbers. Have you found a solution or source for this that shows you how to do this? Mike Wagner has some YouTube videos on the topic. Have you checked those out?

@Azmat Hossain self-storage is a great asset class with its own unique characteristics. Like a few posts have mentioned, if you manage it the traditional way, it can be more retail-like operationally. You can use technology to run more efficiently of course. 

There are several good podcasts and YouTube channels. There are a few coaches/mentors you can follow as well, and some have written books on the topic.

How has your experience been working with residential, single family brokers? Do you feel they understand what you’re looking for, or do you have to hold their hand for the first 10 deals?
