Great idea @Vincent Pirrone! Storage is generally oversaturated in major markets, but there's always a good location waiting to be found, existing or development. Your idea is different enough that it will not compete too heavily with the typical storage facility, but you still need to consider what competing facilities offer RV storage already, how much they charge, and what types of amenities they offer. 

As far as land is concerned, make sure you get a Phase 1 environmental and an ALTA survey as part of your due diligence. A bank loan will require these reports anyway, and they may require a feasibility study by a 3rd party. If you're paying cash, I'd still get a Phase 1 and ALTA survey at the very least. 

As for the development of RV storage, I can recommend you check out publications by MiniCo. They have several books on the topic and that might be helpful to you.j

@Robert Wiltshire I'd recommend Robin Bell of FHG Consultants. He does a great job and is reasonably priced. Depending on the property, he can do a PCA inspection as well. Message me for contact info if you're interested.

@Evan Polaski thanks for the response. I’ll have to reword my question in the future. I wanted to see if anyone has participated in a coaching or mentoring program where the coach goes into these metrics in-depth with a case study. I get the impression most mentors skim over these metrics, but I was looking for feedback from anyone who would care to share their experience.

@Stephen Foltin check out a few real estate investing meetups on meetup.com. Dan Handford’s Multifamily Investor Nation meetup meets once a month. He doesn’t always host but there are some solid guys that attend and run the meeting.

@Farzad Lanjani you probably need to research each type of asset class that interests you, then attend a seminar or networking event on a meetup site and meet other investors. Ask them lots of questions: what does your day look like, how many units do you own or manage, what don’t you like about your niche, how can I get started, etc?

Then pick one type and go deep on knowledge and education, and maybe bird dog a few deals for someone. Ask them to mentor you in return so you can understand the numbers. Continue to grow your network and attend meetups. If you do that, I’m certain doors will open for you and your knowledge will grow.
