I would say your best option is to contact a well digging company or a pipe layer and get suggestions from them on how to properly move the pump and tank without interfering with the mobile home. Your local health dept. should have list of those companies available.

@David Heath Yeah I would never invest in Crothersville! I am looking at investing more in the Scottsburg, Brownstown, Seymour, and Charlestown area 

@Will F. Each has its own uniqueness to it. 

Plainfield is a developing suburb that has had numerous industrial parks put in within the last 5 years and it continues to grow from a population standpoint. Many of the people that are flocking that direction are middle-aged professionals that are starting families. 

Avon sits about 4 miles away from Plainfield so they have many of the same traits

Franklin is town that has big city amenities with a small town feel. It also is home to a local university so the millennial population has begun to flock towards it. It would be a great town for college rentals and fix and flips as many of the homes within the city are little older. 

To answer your question @Will F., possible suburbs of Indy that could emerge/see tremendous growth in the coming years include: Plainfield, Franklin, and Avon

@Emily Wu I agree with @Mark Radford, to get into a B neighborhood you are looking at about 150+. However, parts just outside the downtown area(near Eli Lilly) have started to be upgraded towards being B- communities so you could possible snag a few SFH in the 80k+ range. Also these neighborhoods are filled with young professionals and college students that commute to the local colleges.

What is the best way to streamline or decide what duties can be shared between Partners?

I know generally on here they say that partners should balance each other out, but a friend and I have been discussing the possibility of being partners in our real estate investing. However, both of us are new to real estate investing and really all we bring to each other is a larger area to market to (he lives 30 minutes from Indy and I live about 30 minutes from suburbs of Louisville) and access to larger funds. 

Thoughts?

@Fredie Robinson and @Basit Siddiqi Just to clarify for both of you Louisville/Jefferson County does have an additional local tax return on top of your Kentucky state tax. I have attached a link to their forms and FAQ section on the gov site for your use.
