Hello,

I'm in the process of restarting my direct mail campaign after a hiatus from all things real estate. I have a lot of things in place. But, I have one outstanding question about additional mailers to those who DON'T call in when they're first contacted by yellow letter.

I've heard that some investors send a second mailer out to their list 15-30 days after the first that is a standard yellow letter with a twist: it's crumpled and opens "why did you throw me away?" or similar.

Questions:

  • Have any of you tried this? If so, what was the response like?
  • Are there any mail houses known to provide a service where they crumple the yellow letters for you?

Hello,

I'm trying to build my team of bird dogs to increase my lead flow and I have a simple question: what are some best practices to manage them?

I'd really like some efficient way to keep the bird dogs updated on the status of their leads as it progresses through my pipeline in real time or nearly so. I thought about subscribing to Prospect Master but subscriptions are closed right now due to the operator of the platform insisting using artificial scarcity as a sales tactic. Instant turnoff. Any suggestions as to an alternative, especially if it's open source, would be welcome.

Hello,

My name is Jeff and I'm from Hartford, CT. I've been here about two years. Late last year I began listening to every Real Estate podcasts I could find and reading everything not nailed down about the real estate investing. I've learned a lot and now I want to put the theory in my head to practical use. My goal at this time is to start by bird dogging to gain some practical experience and then move on to wholesaling.

To that end:

I've scouted some properties in Hartford county and would like to network with a local wholesaler to see if these leads can be turned into deals. If you're a wholesaler in my area, please PM me and lets see if we can make something happen. All I ask for is a respectable finders fee if we do make something happen and constructive feedback on all of the leads I send you.
