I am a Realtor in Sarasota and have dealt with many investment properties. If you would like to talk sometime regarding LLC's or multifamily options especially with consolidating property it gives you more leverage with your money. Leverage is your friend. There are plenty of options to choose from unless you are very specific on the area you want to be in. Now with renting it your going to want to make sure you look into every expense that you will be incurring monthly and find a good property management company to handle any headaches or repairs or possibly do vacation rentals and have it as a residence you can use part of the year.

 Have you ran the numbers on a property management company taking the wheel from you? If thats not a path you want to take its definitely an option to move your investment to the east coast, there is not a lot of listing inventory currently out there (about 3.8 months) and if priced and marketed right you should not have an issue selling in Sarasota. As far as investing in the Boca area I would recommend speaking with a Realtor in the area as every city/area has its niches and intricacies that I cant speak on as confidently as the Sarasota area.

@James Bradin Paul has a good point on student housing however until Ringling and New College grow there just isn't an enormous demand in this area, especially with the way they are building throughout downtown and revitalizing the Rosemary District as the new go to living spot for young professionals.
